One of the many inspirations for us creating tcDocs was the need for a better transaction checklist. We needed a checklist which captured the entire transaction process by automatically generating a schedule of events required to close a transaction. Capturing the transaction process is the heart of tcDocs!

To this end a task within tcDocs has the following capabilities:

  • Defines a step or contingency in your transaction process
  • The task is assigned a duration (number of days) to complete, or in the case of a contract contingency when it will lapse
  • The task’s number of days is used to automatically calculate its due date based on a transaction’s mutual acceptance, closing or even by the completion of a linked task

Moreover:

  • You may have as many checklists as you have agents or transaction types to mimic your transaction process

Have you ever wanted your own personal Software Designer?

Well that is exactly what tcDocs is based on.  tcDocs provides Real Estate Transaction Coordinators and Assistants their own application, designed and co-developed by a Real Estate Transaction Coordinator for Real Estate Transaction Coordinators.

As a Transaction Coordinator, I knew what functionality I was looking for in Transaction Coordination software, but could not find the exact match I was looking for. So, I resorted to using a spreadsheet to monitor and track my tasks and timelines.

Then my darling Husband (who is a former Aerospace Engineer and continual Software Enthusiast) said he could build an application to help make my Real Estate Transaction Coordination business more efficient, faster and more accurate.

10 Ways to Impress an Appraiser

The inspection contingency has been satisfied so the next step is to order the appraisal.

Your  Transaction Coordinator can prepare a packet of information for the Appraiser. This will help educate the Appraiser as to your listing’s value.

What to included:

1. Plats and surveys

2. Deeds for the property

3. HOA documents

4. Conditions Covenants & Regulations (CC&Rs) for the neighborhood

5. Floor plans & specifications

6. Information on the  neighborhood i.e. parks , nearby amenities

7. Provide comparables of similar homes

8. Detailed list of upgrades with dates and cost

9. Remodel costs with before & after photos

10.  Energy efficient green features

Clean up the yard as first impressions count when the Appraiser is pulling up in front of the house.  De-clutter the inside as it will make the rooms appear larger.  Also, don’t forget to remove any lingering odors.

Do not follow the Appraiser around or get in their personal space, leave them to do their job.

10 Tips To Winterize Your Home

The leaves are falling and it’s time to get your home ready for winter. Below are a few tips to help you prepare for the colder weather:

1. Check Gutters:  Clean out leaves and other debris and check the downspout is clear. Repair any damaged or loose guttering. Check for leaks and seal where necessary.

2. Winterize sprinkler systems: With the drop in temperature now is a good time to have your irrigation system blown out. You will need a compressor to do this yourself or you can hire a landscape or irrigation system company to do this for you. At the same time shut off outdoor faucets and cover with freeze proof faucet covers.

3. Exterior Lights: If your outdoor lights are controlled by timers then adjust them to allow for the darker evenings,
